How to Invest in the UAE as a New Resident (2026)

Government sukuk from AED 1,000, tokenised Dubai property from AED 2,000, and the property thresholds that come with a visa. What's open to new residents, what you need, and what's government-backed.

Once your Emirates ID arrives, a few investment options open up that visitors can't use. Some are new: the UAE government now sells sukuk (Islamic bonds) directly to residents, and Dubai's land registry runs a regulated tokenised property scheme. Here's what's available to new residents as of September 2026, what each needs, and what's government-backed. This is general information, not financial advice.

1. Government sukuk from AED 1,000

Through its Retail T-Sukuk programme, the Ministry of Finance lets UAE nationals and residents buy Shariah-compliant sovereign sukuk, which used to be available mainly to institutions.

  • Minimum: AED 1,000.
  • Latest issue: a 5-year sukuk at a 5.06% annual profit rate, paid every six months. Subscriptions ran from 23 to 28 September 2026, and it lists on Nasdaq Dubai from 1 October.
  • Demand: the first issue, a 2-year sukuk at 4.30%, drew AED 445 million of subscriptions against an AED 50 million target.
  • What you need: a Dubai Financial Market investor number (NIN) and a registered mobile number. You apply through the DFM eIPO platform, the iVestor or DFM apps, or participating banks' digital channels.

Worth knowing: you can hold it to maturity or sell it on Nasdaq Dubai, but if you sell early, the price may be higher or lower than you paid. Watch the Ministry of Finance's T-Sukuk page for the next issue.

2. Tokenised Dubai property from AED 2,000

The Dubai Land Department's tokenisation project lets you own a fraction of a property, recorded on a blockchain and linked to the official land registry. It's regulated with Dubai's Virtual Assets Regulatory Authority (VARA).

  • Launched: the first platform, Prypco Mint, opened in May 2025 with a minimum of AED 2,000, for UAE residents with a valid Emirates ID, paying in dirhams only.
  • Resale: since phase two in February 2026, tokens can be resold, with about 7.8 million tokens across ten properties tradeable.
  • Who uses it: in the first project, 224 investors from 44 nationalities took part, and 70% were buying Dubai property for the first time.

Worth knowing: a token is a small share of a property, not a title deed in your name. We found no official statement that tokens count toward a property visa, so don't plan your residency around them.

3. Buying property outright

Freehold property is still the investment most tied to residency. The thresholds, verified in September 2026:

  • AED 2 million in UAE property can qualify you for the 10-year Golden Visa.
  • Any value, for sole owners, can qualify for Dubai's 2-year property investor visa since April 2026 (joint owners need AED 400,000 each).
  • AED 1 million in property can support the 5-year retirement visa from age 55.

Which option suits what

  • Want government-backed and simple? Retail sukuk: known profit rate, known term, from AED 1,000.
  • Curious about Dubai property without a big commitment? Tokenised property, from AED 2,000, understanding it's a newer market.
  • Want residency as well as an asset? Direct property ownership is the route that connects to visas.
