UAE Golden Visa in 2026: What's Actually Changed (and What Hasn't)
Record approvals, a new Dubai property visa rule, and a lot of recycled headlines. We checked official pages and UAE press so you know which Golden Visa rules really apply in 2026.
Search for Golden Visa news and you'll find dozens of articles announcing "new rules for 2026". Many of them repeat the same claims, and some of those claims are years old. If you're planning a move, that noise is a problem: you need to know which rules actually apply to you today.
So we checked. For this article we went back to the official pages of the Dubai Land Department, GDRFA Dubai and the UAE government portal, and to reporting in Gulf News and Khaleej Times, as of September 2026. Every figure below has a source, listed at the end.

Demand is at a record high
GDRFA Dubai issued 66,078 Golden Visas in the first half of 2026, according to figures shared by its Director General, Lieutenant General Mohammed Ahmed Al Marri, and reported by Gulf News in July 2026. The programme covers investors, entrepreneurs, scientists, specialists, outstanding students, creative talent, sports professionals and humanitarian pioneers.
That volume matters for applicants in two ways: the process is well-trodden and increasingly digital, and providers who promise to "fast-track" your application have more customers to target. Apply through the official channels (the Dubai Land Department for property, and GDRFA or ICP for residency) and be wary of anyone guaranteeing an outcome.
What hasn't changed
These are the core routes, and none of them changed in 2026:
- Property investors: UAE property with a purchase price of at least AED 2 million for a 10-year renewable permit. You can combine several properties you own to reach the threshold. The Dubai Land Department assesses the value on your title deed, not today's market price.
- Skilled professionals: a monthly salary of at least AED 30,000, a bachelor's degree or equivalent, and a role classified by MOHRE as Level 1 (managers and executives) or Level 2 (professionals), for a 10-year permit.
- Retirees: not a Golden Visa, but a 5-year renewable retirement visa from age 55, with property or savings of AED 1 million, or a fixed annual income of AED 240,000.

What has changed recently
New categories (2024 and 2025)
Several articles present these as "2026 changes". They're real, but they were announced over the past two years:
- Outstanding educators: launched by Dubai's KHDA in October 2024.
- Content creators: announced in January 2025 at the 1 Billion Followers Summit, run through Creators HQ.
- Nurses: announced on 12 May 2025 for nurses with more than 15 years of service at Dubai Health.
- Gaming and e-sports professionals: applicants aged 25 or over with an accreditation certificate from Dubai Culture.
- Superyacht owners: Abu Dhabi's route for owners of private yachts 40 metres or longer.
Dubai's 2-year property visa (April 2026)
This is the most recent genuine change, and it's often confused with the Golden Visa. In April 2026, the Cube Centre, an entity affiliated with the Dubai Land Department, published new rules for the separate 2-year property investor visa: sole owners no longer need to meet a minimum property value (it was AED 750,000), and joint owners need a share worth at least AED 400,000 each. For mortgaged or instalment properties, you'll need a no-objection letter from the lender and proof that at least 50 percent of the value, or AED 375,000, has been paid.
If your property is below AED 2 million, this 2-year visa may be your route while you build toward the Golden Visa.
Myth check: "the down payment rule was scrapped in February 2026"
This claim appears on many consultancy sites. We traced it back to reporting from January 2024, when Khaleej Times reported that property owners could apply regardless of how much they had paid upfront, as long as the property was worth more than AED 2 million. That report cited industry executives rather than an official announcement.
Today, the Dubai Land Department's own Golden Visa service page (updated September 2026) still asks owners of mortgaged property for a bank letter stating the amount paid. In practice, many mortgaged owners do qualify, but the safe approach is to confirm your specific case with your bank and the DLD before you apply. What this means for you
- Buying property? AED 2 million is still the number. Mortgaged and off-plan purchases can work, with conditions.
- Employed in the UAE? Check your salary against AED 30,000 a month and your MOHRE job classification.
- Over 55? The retirement visa may be simpler than the Golden Visa.
- Below the thresholds? The 2-year property visa and standard residence routes still get you to the UAE.
